Discover the rarest of winery gems in Butte County. LIVE VINE is a fully operational, boutique winery offering a serene “ground-to-bottle” experience. In addition to on site winery operations, the tasting room serves a variety of food and has become known as one of the best pizza offerings in the county. Positioned in a tranquil country setting, it is the only winery in Oroville featuring stunning lakeside views of the Thermalito Afterbay. The newly completed (2024) tasting room is strategically located right off highways 162 and 99 providing easy access.
The winery grows Viognier, Barbera, Mourvedre, and Chenin Blanc, on site and utilizes additional Syrah, Grenache, and Zinfandel grapes grown locally, and purchases other varietal grapes from a vineyard in Lodi. Current production is approx. 400 cases of wine annually, ensuring exclusivity and high demand from a dedicated wine club. Beyond traditional grape wines, the winery also manufactures hard ciders, meads, agave seltzers, and fortified wines.
The picturesque outdoor space is an ideal setting for date nights, weddings, birthdays, graduations, and anniversaries. Recurring entertainment has fostered strong local engagement and repeat business.
The facilities encompass a 2400sf building with a commercial prep kitchen, two ADA bathrooms, a production/barrel room, a tasting room with three walls of windows overlooking the lake and a custom redwood wrap around bar.
The winery sits on 11.12 acres and is located in a USDA eligible lending area allowing plenty of room to expand and/or diversify. The RR5 zoning is designed to balance residential life with “small farmsteads” and rural activities, offering significant flexibility for future development beyond its current use as a boutique winery. Buyer to verify with the county, but the RR-5 zoning may allow for two homes, two ADUs, and accessory buildings with subdivision in addition to crop cultivation, livestock / equestrian uses, or additional agri product sales.
Potential uses believed to be accurate but should be verified by buyer. Buyer to confirm and conduct own investigations.
