532 Moonrise Drive, Malibu, California 90265

Some lots are defined by their address. This one is defined by what you see from it.Set within a private gated enclave above Malibu, this approximately 2.4-acre canyon-view parcel sits at one of the development’s most commanding vantage points, above the cloud line on clear days, with unobstructed sweeps of city lights, ocean, Catalina stretching to the horizon, up the Malibu coast and back through the canyon. The views here aren’t incidental. They’re the reason. The pad is broad, predominantly usable, and the newer pool and hardscape remain in place. Prior geotechnical work has been completed, utilities were previously serviced, and the current owner holds approved plans and permits for a substantial remodel, offering a potential head start on the path to rebuild, subject to buyer verification. Before the fires, this setting attracted commercial photographers, advertising agencies, and independent filmmakers drawn to its natural light and cinematic sightlines. A sought-after backdrop long before the market took notice.Rare dual access offers flexibility few Malibu parcels can match: a short drive to PCH and coastal Malibu, or out via Topanga to the Valley, with Nobu, Cross Creek, and the coast all within easy reach.Property sold as-is. No structure exists. Sale is for land value and existing improvements. Pool and hardscape remain; buyer to verify condition and code compliance. Permit status, transferability, and rebuild feasibility subject to buyer’s independent due diligence. Geotechnical reports and plans available upon request.NOTE: SEVERAL IMAGES TAKEN c2024 (Pre 2025 fires) as indicated on the photo.
