35075 Beach, Dana Point, California 92624

A rare opportunity to own oceanfront land in one of Southern California’s most coveted private enclaves — the guard-gated Beach Road community of Dana Point. This exceptional 8, 166 SF parcel includes architectural plans for a spectacular 4, 800 SF modern residence, designed with a caisson foundation, a meaningful distinction for oceanfront construction. Having already received conditional Coastal Commission approval as well as City of Dana Point Planning Commission approval, the property is approximately three months away from final permits and shovel-ready construction. With up to 39 feet of ocean-side frontage and a home site elevated 24 feet above sea level, the design frames sweeping, unobstructed Pacific views from nearly every level, including over 466 square feet of ocean-view balconies spanning both floors of the residence. Rare for Beach Road, the property also offers parking for up to nine vehicles — four in the private lift carports, two in the driveway, and additional off-street parking along the railway side. A dramatic three-story atrium entry — soaring 29 feet beneath a rooftop skylight, with a grand chandelier — welcomes you from street level up through the main living floor. The open-concept main level features a spacious living and dining area, a chef’s kitchen with a butler’s kitchen, a glass-enclosed wine cellar, a private guest suite with walk-in closet, and a powder room. An elevator and a grand staircase from the entry foyer lead to the second floor, where the entire ocean-facing wing is devoted to a primary suite with dual walk-in closets, a fireplace, and an ensuite bath positioned to take in Pacific Ocean views from a soaking tub beside bi-fold glass doors. A gallery hallway connects to a secondary guest suite, a laundry room, and a great room, while three additional ensuite guest bedrooms complete the second floor — six bedrooms in total, each with its own private bath. The showstopper: a rooftop deck with a 24-foot lap pool and glass railing for uninterrupted ocean views, plus a fully solar-equipped design. This is a rare opportunity to skip years of design and entitlement work and build your dream home on one of the coast’s most exclusive private streets.
