1853 Garfield Place, Los Angeles, California 90028

We are pleased to present 1853 Garfield Place, a 9, 970 SF vacant, gated parcel of land at the intersection of Franklin Avenue and Western Avenue in Hollywood, set in the foothills of Griffith Park and immediately adjacent to Los Feliz. Offered at $1, 595, 000 ($160 per Sq.Ft.), the site carries R3-1 zoning and TOC Tier 3 designation, placing it in one of central Los Angeles’ most supply-constrained ownership corridors. The surrounding area is defined by deep rental and ownership demand: the site sits one block from the Hollywood/Western Metro station and just 0.5 miles from Netflix headquarters, within Hollywood’s expanding studio district and close to major employers including Paramount Studios, Sunset Gower Studios, Viacom, and Technicolor. Daily conveniences are equally strong, Gelson’s, Target, and the 101 Freeway are two blocks away, with Los Feliz Village, Silver Lake, and Sunset Junction minutes from the front door, and the Greek Theatre and Griffith Observatory a five-minute drive. A Walk Score of 85 and Transit Score of 63 underscore the connectivity that draws condominium buyers and renters to this corridor without Westside pricing. Existing plans and permits to build 23 condominium units can be shared upon request.
