1560 Bluebird Canyon Drive, Laguna Beach, California 92651

Introducing 1560 Bluebird Canyon Drive, a truly shovel-ready coastal homesite on a quiet Laguna Beach ridgeline, with fully approved plans by David M. Parker, AIA. This is a legally established SB9 lot split, giving a buyer added certainty around land use and subdivision rights. Development here is by-right under SB9 and exempt from discretionary Design Review, so there’s no Design Review Board process to wait on. Permits are approved and ready to issue, and the site is already cleared with rough grading complete, so a buyer can move directly into construction rather than years of Laguna’s coastal approval process. The plans call for approximately 2, 442 square feet in the main residence, plus a nearly 1, 000-square-foot ADU with its own master suite, sitting room, two baths, and a bedroom or office, roughly 3, 442 square feet combined. The main level offers three bedrooms and three baths, including a bonus room set up as an alt-master suite just off a private bridge. Combined with the ADU, the home offers up to five bedrooms and five baths total. Add a 535-square-foot two-car garage and about 779 square feet of decks, on an 8, 582-square-foot lot with no HOA. The home steps down the hillside in warm, horizontal wood-clad layers under curved floating roofs, opening west to the Pacific through walls of glass. A great room and living room flow together on the main level alongside the primary suite, a second bedroom, and the bonus/alt-master suite, each opening to its own deck or patio. Above, the ADU opens to its own private deck. The ADU alone is worth noting: a genuine second home well suited to multi-generational living, guests, rental income, or a private work-from-home wing. A private elevator connects all three levels. An on-grade spa is tucked into the hillside, with living green-roof terraces and fire-forward construction, including an approved Alternative Methods and Materials report and full sprinklers. Next door at 1550 Bluebird Canyon Drive sits the Kyoto House by Horst Architects, a 2025 AIA National New Residential Design Award recipient. The two homes were drawn in conjunction on neighboring lots. Take the Tokyo House on its own, build both lots together, or set up two homes for one family across generations. High on the ridge, private and low-traffic, no HOA, with quick routes to PCH and Main Beach. Well-suited for developers, investors, end-users, and multi-generational buyers ready to build without years of the process.
